Mission:
The Mission of the Managing Director of FreeUp Storage is to enhance our existing self-storage property management operations and lead FreeUp company teams to build our foundation in support of company goals for growth and profitability. As an executive team member, this person will be accountable for the overall business performance of the FreeUp Storage business. The Managing Director will have extensive knowledge of the self-storage industry and matters relating to real estate development, operations and marketing for the industry. The Managing Director will report to the CEO and will collaborate across teams to execute or support key functions, including acquisitions, entitlement, development, operations, investor relations and human resources.

Objectives:
  1. Oversee the entire FreeUp Storage business operation, ensuring its future profitability and making investment decisions to drive its growth.
  2. Lead FreeUp Operations team to develop a company infrastructure to stay ahead of growth curve; deep dive into systems that set us up to scale from 56 to over 100 properties in the upcoming year.
  3. Create a marketing and branding strategy relevant to the industry and lead marketing manager to position FreeUp branding appropriately in the market, maintain image control, manage and produce content and collaborate with the marketing team to implement.
  4. Enhance financial performance through review of monthly financial statements, collection reports, and budget status in detail with operational leaders. Look for and discuss problem areas, correction, and variance reporting. Create Strategic plans, cash flow projections or budgets to solve any margin issues.
  5. Make our service to our customers more valuable through maximizing utilization of on-site resources i.e people, time, material, capital and facilities to increase revenue or value.
  6. Opportunity driven to build relationships and bring on future investors and owners of self-storage to know who we are and work with us.
  7. Conduct negotiations with vendors and suppliers to obtain products and services at the best cost to ensure customer and investor needs are met.

Must be positive and have the ability to galvanize a team behind a shared vision.
Strategic Vision – Solid strategic understanding of consumer wants and needs. Apply rigorous forward thinking into all brand communications.
Business Acumen – Industry knowledge and the ability to work with team leaders to understand and achieve FreeUp and big picture business goals and objectives. Understand the business's customers, what drives profitability, cash flow and shareholder value.
Customer Service – Thoroughly understands the end user of the product. Works everything backwards from the consumer perspective and accounts for customers in every part of strategy and action.

Requirements
Bachelors Degree
10+ years of self storage related experience
Demonstrated experience of having full PnL control of a business unit
Frequent travel required.

Compensation and Benefits: Salaried position ranging from $160k - $200k with potential for profit sharing.
